Roof cost is really a combination of size, material, complexity and what is found under the old roof. The ranges below are ballpark installed prices for the Tupelo area and are meant to help you plan, not to replace a written quote.

What drives the cost
- Roof size. Roof area is larger than the floor area of the house because of pitch and overhangs. A 1,800 sq ft single-story home commonly has a roof of about 2,300 sq ft or more.
- Material. Standing seam metal costs about two to three times as much as architectural shingles up front, though it lasts much longer.
- Pitch and complexity. Steep roofs, many valleys, dormers and chimneys mean more labor, flashing and safety equipment.
- Number of stories. Taller homes need more staging and take longer.
- Layers of old roofing. Every extra layer adds tear-off labor and disposal.
- Decking repairs. If the plywood under the old roof is soft or rotted, it has to be replaced. This is impossible to know exactly until the tear-off.
- Ventilation and extras. Ridge vents, new pipe boots, skylight flashing and chimney work.
How to compare roofing quotes
Two quotes with a big price gap are usually not for the same job. Line them up on these points:
- Full tear-off or overlay?
- What underlayment, and is ice-and-water shield used in valleys and around penetrations?
- New drip edge, flashing and pipe boots, or reusing the old ones?
- How is rotted decking priced, and is it per sheet?
- Which brand and line of shingle, or which gauge and finish of metal?
- Is the contractor licensed and insured, and locally based?

Is metal worth the extra cost?
If you plan to stay in the house for a long time, often yes. A standing seam roof can outlast several shingle roofs, resists wind and needs little maintenance. Will insurance cover it?
